You walk through the home, keep the camera steady, and say a few useful things about each space. You do not need a gimbal, a crew or editing skills to make one that looks professional.
The goal is not to show every corner. The goal is to give a viewer the feeling of standing in the flat and understanding how it flows. That is what helps a viewer picture living there.
Walk slower than feels natural. A steady pace gives viewers time to look around, and it keeps the picture stable. Hold the phone at chest height with both hands, or use a cheap handle if you have one.
Start outside the front door. Show the entrance, then step inside and pause for a second. From there, move through the hallway, the main living space, the kitchen, the bedrooms and the bathroom. Finish with any balcony, garden or view.
Keep the camera pointing forward and slightly down. Do not swing it from side to side. If you want to show a detail, stop walking, hold still, and let the camera rest on it for two or three seconds.
One take is usually enough. If you make a mistake, keep going. Small pauses sound human and are easy to cut around later.
Speak in short, plain sentences. Imagine you are showing the flat to one friend, not presenting to a crowd. Say what the room is, what is good about it, and one practical detail.
For example: "This is the main bedroom. It fits a double bed and a wardrobe. The window faces the courtyard, so it is quiet at night." That is enough. Move on.
Avoid words like "stunning" or "must-see". They tell the viewer nothing. Instead, mention size, light, storage, condition, orientation or what is included in the price.
